Do I need a permit to put up a Fence?
Not usually. Unless the fence is supported by brick, block or concrete columns - then a permit is required.

Do I need a permit for a Barn?
Yes, even if it’s going on agricultural land.

What do I need to apply for a permit?
We use one application for most all building permits. Additional affidavits, plans, site plans, etc may be required depending on the work being performed.

How long does it take to get a permit approved?
Simple permits such as: Re-roofing a house, Replacing an Air Conditioner, can usually be done while you wait. Applications that require Site and Plans review require a minimum of 24 hours and at most 30 days once all requirements are satisfied.

What form of payment do you accept?
Cash, Check or Credit card (Visa or Mastercard) payment can be used on everything except Mobility and Impact fees. If using a credit card the transaction must be a minimum of $5.00.
All monetary transactions are between 8:00 am and 4:00 pm.

Do I need a permit to cut down a Tree?
Yes, but not a building permit.

How much are Impact Fees?
Impact fees vary based on location, type of construction and the living space of the residence. Commercial fees are calculated based on square footage and business category. It’s best to call the permitting office with this information for an estimate. Before beginning a project you may have an impact fee study performed for $30.

Can I add a second home on my property?
It depends on several factors - primarily zoning. Call our zoning department at 727-847-8142 for more information.

What are the setbacks for my lot?
This depends on several factors including the zoning of your property, if it is in a subdivision, if it is a corner lot, etc. Call our zoning department at 727-847-8142 for more information.
11.
Can I perform work on my own house or do I need to hire a contractor?
There is an exemption under the Florida building code that allows a homeowner to act as a contractor with certain restrictions.

Do I need to file a notice of commencement if I am pulling the permit as a homeowner?
Yes, state regulations require a notice of commencement be recorded with the county clerk’s office whenever the value of the work is $2500 or more.
13.
How much does a permit cost?
Permits vary in price depending on the work being done, the size of the project and the number of trades involved. For an estimated cost contact one of our offices with this information.
14.
Do I need a permit to replace my exterior doors and windows?
Yes. We require a site plan showing the location of the windows/ doors and the product approval information.
15.
What type of work requires Impact Fees to be paid?
Any residential permits that increase the living area of a home such as a room addition, or replacing a mobile home with a larger model will trigger impact fees. Before beginning a project you may have an impact fee study performed for $30. Contact our office for details.
Commercial work that involves any new structures and some remodeling will trigger impact fees. Contact our office for details.
16.
Do I have to pay impact fees when I pick up my permit?
Yes, if impact fees are owed and the work being done does not require a Certificate of Occupancy or a power release. Otherwise impact fees are due prior to the issuance of a Certificate of occupancy or a power release.
17.
Do you allow payments towards impact fees?
Impact fees are required to be paid in full prior to the issuance of a certificate of occupancy and prior to issuance of the permit if the work involves an addition or replacement of a home that triggered impact fees.
